The district

The 5th Settlement is the largest and best-known part of New Cairo, and most people call it El Tagamoa. Unlike the old districts it is planned: wide roads, gated compounds and green space.

Inside a compound costs a good deal more than outside one — you are paying for security, services and shared space — and that belongs in the budget from the start.

Who lives here

Mostly young families, people working for companies that moved to New Cairo or the New Capital, and students at private universities such as AUC. Furnished flats near the campuses go fast at the start of the academic year.

Getting around

There is no metro; it is a car or a ride-hailing app. The Ring Road and the Middle Ring Road link it to Nasr City and Downtown, and the time varies widely — half an hour off-peak, an hour and a half at rush hour.

Before you sign

In a compound, ask about the service charge — it is an extra monthly cost. Some newer areas still lack gas or fixed internet. Zaya spells out both before you sign.
